What Is Ojochal, Costa Rica?

Ojochal, Costa Rica is a small village on the southern Pacific coast, known for its international community and restaurants, and the southern anchor of the Costa Ballena. It sits in a large jungle-covered valley a few minutes off the Costanera Sur highway, about 10 miles south of Uvita.  The beaches are wild, the restaurants are notable, and the neighbors come from all over the world.

Buyers come for the food and stay for the pace.  Ojochal feels like a village, not a resort.  That is exactly why it has become one of the most closely watched markets on the Costa Ballena.

Ojochal takes its name from “ojoche”, the nutrient-rich breadnut tree, and the suffix “-al” which in Spanish typically denotes a place abundant with something.  So “Ojochal” essentially means “land of the ojoche tree.”

From Farm Valley to International Village

Ojochal did not start as a tourist or expat destination.  Costa Rican families farmed and ranched the river valley for generations.  For most of the 20th century, reaching the area meant a long inland trip through Palmar, then north through a string of river crossings.

International Living notes that the original developers and new homeowners were mostly English and French Canadian.  They saw opportunity and bought large farms, cut in roads, and installed water and power infrastructure.  The first homes went up on large lots with views over the Pacific Ocean and the Rio Térraba delta.

CRRES co-founder Casey Stamps, who arrived on this coast in 1995, watched that first wave of development.  In a recent team meeting he shared, “In the early years, Ojochal offered the largest variety of ocean view lots on the Costa Ballena.  Right after, the construction wave started, and Ojochal had a lot of new homes to sell.”  That variety of quality homesite views, from sunsets into the Pacific Ocean to the majestic valley, still draws buyers today.

The real acceleration for development came with the pavement.  On April 29, 2010, the final unpaved stretch of the Costanera Sur (from Quepos to Dominical) was completed, and the whole southern coast opened up at once.  The trip to Ojochal transformed from an all-day adventure to an easy 4-hour drive.

Where Ojochal, Costa Rica Sits On the Costa Ballena

Ojochal is the southernmost of the three major Costa Ballena towns.  Dominical anchors the north, Uvita holds the center, and Ojochal sits at the end of the corridor about 10 miles south of Uvita.  South of Ojochal, the mountains pull back from the coast and flatten into the Térraba-Sierpe National Wetland, the largest mangrove wetland in Costa Rica and one of the most significant in Central America.

Unlike Dominical and Uvita, Ojochal sits in the Puerto Cortés district of the Osa canton, not in the Bahía Ballena.  Population numbers for the entire district are estimated at 8,494 residents in 2022, so Ojochal itself is a fraction of that number.

Getting here:  Ojochal is roughly four hours by car from the San José International Airport on Route 27 and Route 34.  The fastest air option is Quepos Regional Airport (XQP), with 56 nonstop flights per week as of September 2026, then about one hour and 15 minutes south by car.

An International Village of Many Accents

Walk into any café in Ojochal and you may hear French, English, German, Italian, and Spanish before your coffee arrives.  The first wave of developers was Canadian, but the community has since drawn new residents and investors from across North America and Europe.  Expats live alongside Costa Rican families with roots going back generations.  While most residents are Ticos and retired expats, there has been an increasing number of families and digital nomads moving to Ojochal.  This trend is the result of well-priced homes, new private schools (see- Life Project Education), and improved infrastructure (high speed internet).

For buyers, community is the hidden amenity.  It is one of the many reasons why people who visit once quickly return to buy.

The Culinary Capital of Costa Rica’s South Pacific Coast

Ojochal punches far above its weight at the dining table.  Tripadvisor lists 20 restaurants in a village you can drive through in five minutes, and several of them are destinations on their own.  Book ahead in high season, because the best tables fill up.  These are the recommendations typically found in the vacation rental handbooks.

  • Citrus is Ojochal’s best-known restaurant, offering French-influenced cooking with a fusion of global flavors, an elegant room, and a strong cocktail list.
  • Exotica is one of the oldest restaurants in Ojochal and ideal for a romantic dinner date.  The French-inspired locale is famous for its exotic dishes and homemade desserts.
  • Heliconia has a lovely jungle setting lighting that illuminates the canopy after dark.  A family-run restaurant with delicious dishes, cocktails, and fabulous desserts.
  • Potz Bistro blends Asian, European, and Latin flavors, with craft cocktails, breakfast classics, and a pet-friendly patio.  An easy and popular choice, morning to night.
  • Tagua Café Raíz is a hidden gem.  This open-air specialty café offers coffee, tea, smoothies, artisanal pastries, and plenty of vegan and gluten-free options.  They even have an ojoche drink, made from the same tree that gave the village its name.
  • Hotel 360 offers a panoramic ocean view.  Perfect for enjoying cocktails at sunset and following up with a gourmet meal in the evening.
  • Azul at El Castillo provides a front row ocean view over the Terraba Rivermouth. By reservation only, this is an exclusive place to enjoy an afternoon while watching the waves roll in.

Private K-12 Schools In and Near Ojochal, Costa Rica

For families, schools are as important as views.  Ojochal currently has one viable private school option, and Uvita adds two more private school options:

Life Project Education was founded in 2015.  It is a bilingual, project-based school serving children from about age 3 through a new high school program for ages 14 to 16.  The school emphasizes environmental learning, creativity, and small class sizes.

Escuela Tortuga is Ojochal’s public elementary school, teaching in Spanish.  Some expat families use it as a fast track to fluency for younger children.

Centro Educativo Costa Ballena in Uvita is the oldest certified private school in the area and runs a dual immersion program blending California standards with the Costa Rican Ministry of Education curriculum.  It offers a variety of extracurricular activities and is well regarded.

Uvita Christian Academy, about 20 minutes north in Uvita, teaches daycare through grade 12 as an English immersion school with COGNIA-accredited diplomas.

Tropical Beaches, Magical Waterfalls, and Wild Places

Ojochal guests and residents do not run out of things to do.  If rental income is part of your investment plan, fun activities are a key piece of that equation.

Playa Ventanas

Playa Ventanas is a gorgeous beach about five minutes north of Ojochal.  Its golden-sand cove is famous for its sea caves carved through the headland at the north end.  At low tide you can walk into the caves and hear the Pacific waves boom through the rock.  Check the tide chart before you go.

Playa Tortuga

Playa Tortuga is Ojochal’s own beach, a 1,400-meter stretch running from the Ventanas rocks south to the mouth of the Térraba River.  It is wild, quiet, and better for walking than swimming.  The river mouth holds crocodiles, so swim with care and listen to locals.

The beach earns its “Tortuga” name.  Olive ridley sea turtles nest here from July to December, peaking in September and October, and the community-founded Reserva Playa Tortuga protects about 80 to 90 nests each year in its hatchery.  Joining a hatchling release is one of the best experiences on this coast.

La Cascada

La Cascada is a 40-foot waterfall set on private land.  The scenic cascade feeds a refreshing swimming hole, with a rope for climbing and on-site restrooms for visitors.  Entrance costs $6 to $7 USD per person, which goes toward maintaining the grounds and improved trails.

Cascada El Pavón

Cascada El Pavón sits just south of Ojochal, a short drive off the Costanera and an easy two-minute walk from the road.  A giant round boulder is wedged between two rock walls, and the water pours underneath it into a swimming hole.  Entry is free, and it holds a 4.5 rating across more than 100 Tripadvisor reviews.

Also Within Easy Reach

Marino Ballena National Park and its whale-tail sandbar are about 20 minutes north in Uvita, with humpback whales passing through in two seasons each year.  Mangrove kayak and boat tours run through the Térraba-Sierpe wetlands to the south.  Caño Island snorkeling and Corcovado National Park are a day trip away through Sierpe.

Close to Ojochal, Costa Rica: Golf, a Hospital, and an Airport

The communities south of Ojochal are what make daily life work.  They are also where some of the region’s biggest future upside sits.  There are good deals in these areas, some noticeably below the more popular areas of Dominical and Uvita.

Tres Ríos begins just south of the village.  It is a quieter, mostly residential area of hillside homes, gated enclaves, and river valleys.  It offers easy access to Ojochal’s restaurants and services, as well as, critical amenities (major hospital and grocery stores) roughly 10 minutes to the south.  Buyers who want more land and more privacy often look here first.

San Buenaventura is home to the Osa Golf Course, about 15 minutes south of Ojochal off the Costanera at kilometer 186.  It is a 9-hole public course designed by Canadian architect Dan Lavis, open daily, with creek carries, elevated greens, and scarlet macaws overhead.  It is the only golf course in southern Costa Rica.

Ciudad Cortés holds the Hospital Dr. Tomás Casas Casajús, a public CCSS hospital with 24-hour emergency care, about 15 minutes from Ojochal.  Its current building opened in April 2008, replacing a hospital that dated to 1942.  Bilingual private clinics are 20 minutes north in Uvita.

Palmar Sur is about 30 minutes south and holds the region’s airstrip, Palmar Sur Airport (PMZ), which reopened with a renovated terminal in August 2019.  Sansa does not currently list Palmar Sur among its scheduled destinations, so check before you plan a trip around it.  Palmar Sur is also the planned site of the new Southern Zone international airport and home to the Diquís stone spheres, a UNESCO World Heritage Site.

The Numbers Behind Ojochal’s Rental Market

There are currently no providers who publish an Ojochal-only number.  The two closest markets AirROI tracks are the Bahía Ballena market (Uvita, Dominical) and the Puerto Cortés market (Ojochal with the top-earning listings).

Metric, Aug 2025 to Jul 2026Bahía Ballena marketPuerto Cortés market (Ojochal’s district)
Active listings1,151219
Average nightly rate$252$164
Occupancy34.6%28.8%
Annual revenue per listing$25,409$12,267
Top 10% monthly revenue$7,376+$4,995+
Median monthly revenue$1,682$1,118
Listings requiring 30+ night stays28.8%18.3%

The average listing occupancy is about one third of the year.  An average house in an average spot is not a strong rental proposition.

Now look at the top of the market.  In AirROI’s Puerto Cortés data, a gated three-bedroom Ojochal home with a waterfall earned $102,603 at 87.8% occupancy, and a modern three-suite Ojochal home earned $86,691 at 86.6%.  Across the wider Bahía Ballena market, listings with a pool average $33,225 a year.

Location, view, pool, design, and management decide whether you own a top performer or an average one.  Ask us to model realistic gross rental numbers on any Ojochal home before you write an offer.

The Long-Term Rental Story

Short stays are only half the market.  In the Bahía Ballena market, 332 listings, or 28.8%, require stays of 30 nights or more.  That is a deep pool of monthly renters: snowbirds escaping winter, professionals working remotely, and families testing life here before they buy.

Ojochal’s schools, hospital access, and year-round community make it a natural fit for those longer stays.  A home that works for a month-long guest in March also works for a family on a one-year lease.  A long term rental strategy lowers your risk of long periods without occupancy and, more importantly, income.

Tourism Demand

The good news is the Costa Ballena is growing.  Costa Rica welcomed 1,733,596 international visitors in the first half of 2026, up 7.8% year over year and a record first half.  In the Bahía Ballena market, 83% of short-term rental guests are international, and U.S. travelers make up the largest share.  Demand is there, and the key is positioning yourself with the best investment possible in your budget.

Growth and Appreciation: What the Data Shows

No public index tracks Ojochal home prices, and any site quoting an exact Ojochal appreciation rate invented it.  What the public data does show points in one direction… up.  Ojochal is the most affordable of the three Costa Ballena towns, inside a province that continues to build fast.

Construction is accelerating here. Costa Rica registered 5.7 million square meters of construction intent in the first half of 2026, up 21% over 2025, and the engineers’ and architects’ federation named Puntarenas one of the three provinces driving that growth.

Entry prices are still below the northern coasts. Costa Rica averaged about $1,021 per square meter in 2025, with 3% to 8% appreciation forecast for 2026, and the southern Pacific was called out as an up-and-coming zone with lower entry prices than Guanacaste.

The international airport has potential, not a closing date. The government resumed the Southern Zone international airport project at Palmar Sur, about 30 minutes from Ojochal, with a master plan due in the second half of 2027.  It could create a second boom on the Costa Ballena, or… it could continue its delayed track due to local and environmental pushback.  This is a news story worth monitoring.

Why Buyers Choose Ojochal

  • You get the Costa Ballena for less. Ojochal is the most affordable of the three towns, with the largest inventory of single family homes.
  • The restaurants sell your rental for you. Guests book Ojochal for the food, and a home within a short drive of Citrus, Exotica, and Heliconia has a story built in.
  • Daily life works. A school in the village, a public hospital about 15 minutes south, a golf course, and Uvita’s banks and clinics 20 minutes north cover the requirements of most retirees and families.
  • Quality wins the rental math. Top Ojochal homes run above 85% occupancy while average listings sit near 30%, so the right property matters more than the market average.
  • The long-stay market is deep. Nearly 3 in 10 regional listings target 30-night guests, which gives you a second income strategy if short-term demand softens.

Is Ojochal part of the Bahía Ballena district?
No.  Ojochal sits in the Puerto Cortés district of the Osa canton, while Dominical, Dominicalito, and Uvita sit in the Bahía Ballena district.  The towns share the Costa Ballena corridor, but the district boundary matters for some permits and population figures.

Why is Ojochal renowned for its culinary options?
Because this small village holds nearly 20 restaurants, many run by chefs from abroad.  Citrus, Exotica, Heliconia, Potz Bistro, and Tagua Café Raíz lead a scene that draws diners from across the Southern Zone.

What are the best beaches near Ojochal?
Playa Ventanas, about five minutes north, has walk-in sea caves at low tide.  Playa Tortuga, at the foot of the village, is a wild beach where olive ridley turtles nest from July to December.  Marino Ballena National Park is about 20 minutes north in Uvita and features four of the nicest beaches in Costa Rica.

It can be, if you buy the right property.  The wider Bahía Ballena market averaged $252 a night at 34.6% occupancy over the twelve months ending July 2026, while top Ojochal homes ran above 85% occupancy.  Ask us for a realistic income model on any home before you make an offer on any property, especially a house with rental potential.

Can foreigners buy property in Ojochal?
Yes.  Foreigners hold the same titled ownership rights as Costa Rican citizens on fee-simple property, with no residency requirement.  The exception is the Maritime Zone within 200 meters of the high tide line, which is concession (lease-hold) land with different rules.

Are property values going up in Ojochal?
No public index tracks Ojochal prices, so be wary of anyone quoting an exact figure.  National forecasts call for 3% to 8% appreciation in 2026, construction in Puntarenas province is up sharply, and Ojochal still carries the lowest entry prices on the Costa Ballena.
